Thailand has no programme officially called a golden visa. What people mean by a Thailand golden visa is usually one of three long-stay routes: the Thailand Privilege membership (formerly Thailand Elite), which costs from THB 650,000 for five years; the 10-year Long-Term Resident (LTR) visa from the Board of Investment; or the retirement visa for over-50s. Buying a home does not, by itself, give you residency. Property only helps in two narrow cases: it counts toward the investment test in two LTR categories, and since October 2025 a condo worth THB 3 million or more can support a renewable one-year stay. Prices and rules below were checked against official sources in September 2026.
The options side by side
| Route | Main cost or financial test | How long | Does property count? |
|---|---|---|---|
| Thailand Privilege | Membership fee from THB 650,000 (Bronze) or THB 900,000 (Gold) | 5 to 20 years | No |
| LTR Wealthy Pensioner (50+) | USD 80,000 passive income a year, or USD 40,000 plus USD 250,000 invested in Thailand | 10 years (5 + 5) | Yes, toward the USD 250,000 |
| LTR Wealthy Global Citizen | USD 1 million in assets, USD 500,000 of it in Thailand | 10 years (5 + 5) | Yes, toward the USD 500,000 |
| Retirement (O-A or in-country extension, 50+) | THB 800,000 in the bank or THB 65,000 monthly income | 1 year, renewable | No |
| THB 3 million property extension | Condo worth at least THB 3 million | 1 year, renewable while you own it | Yes, it is the basis |
| Destination Thailand Visa (DTV) | THB 500,000 in savings, THB 10,000 fee | 5 years, 180 days per entry | No |
Figures from Thailand Privilege Card Co., the BOI's LTR site, the Royal Thai Consulate-General in Chicago, Immigration Bureau orders and the Ministry of Foreign Affairs, all checked September 2026. Each route is explained below.
Why a title deed is not a visa
Thai property law and immigration law don't talk to each other. A foreigner can own a condo unit freehold, as long as foreign ownership in the building stays within 49% of the floor area under the Condominium Act, or take a registered lease on a house. Neither gives any right to stay.
This matters more than it did a year ago. From 15 September 2026, citizens of the UK, the US and most other Western countries get 30 days visa-free instead of 60, with one extension of up to 30 days at an immigration office (Royal Gazette, 31 August 2026; checked September 2026). A winter in Phuket now needs a proper visa.
Thailand Privilege: the closest thing to a golden visa
Thailand Privilege is a membership sold by Thailand Privilege Card Co., owned by the Tourism Authority of Thailand. You pay once, pass a background check and receive a multiple-entry Privilege Entry visa for the length of the membership. There is no age limit, no income test and no investment. Current tiers (Thailand Privilege Card Co., checked September 2026):
| Tier | Fee | Membership term | Privilege points a year |
|---|---|---|---|
| Bronze | THB 650,000 | 5 years | none |
| Gold | THB 900,000 | 5 years | 20 |
| Platinum | THB 1,500,000 | 10 years | 35 |
| Diamond | THB 2,500,000 | 15 years | 55 |
| Reserve | THB 5,000,000 | 20 years | 120, by invitation only |
Bronze is sold as a promotion, and authorised agents report that it runs until 30 September 2026. If you are reading this later, check whether Gold is now the cheapest tier.
What the fee buys is simplicity. According to the company's authorised agents, each entry gives up to one year of stay, extended in-country without bank letters, and the 90-day address report still applies, filed by the membership's concierge. What it doesn't buy: the right to work, any tax break, or credit toward permanent residence.
LTR visa: 10 years, and property can count
The Long-Term Resident visa launched in 2022 and is administered by the Board of Investment (BOI), not the Immigration Bureau. According to the BOI's rules as of September 2026, it is issued for 5 years and renewable for 5 more, the fee is THB 50,000 per person, and the 90-day report is replaced by a yearly one. Every applicant needs health cover of at least USD 50,000, a USD 100,000 deposit held for 12 months, or Thai social security.
Two of the four categories accept Thai property as a qualifying investment.
Wealthy Pensioner
For applicants aged 50 and over with passive income (pensions, dividends, rent, interest) of at least USD 80,000 a year. If your passive income is between USD 40,000 and USD 80,000, you still qualify with at least USD 250,000 invested in Thai government bonds, a Thai company or Thai property. Salary doesn't count as passive income.
A hypothetical couple with USD 55,000 a year in pensions fails on income alone. A condo bought for USD 250,000 or more would make them eligible under the BOI rule above, so the home they planned to buy anyway does the qualifying.
Wealthy Global Citizen
USD 1 million in global assets, with at least USD 500,000 placed in Thai bonds, a Thai company or Thai property. There is no age limit. The separate USD 80,000 income requirement was dropped on 4 February 2025 (Formichella & Sritawat, checked September 2026).
For both categories, qualifying property includes freehold condos, buildings and villas, and leaseholds with at least 10 years left. The LTR doesn't change the ownership rules: a foreigner with an LTR still cannot hold land freehold.
The other two categories, Work-from-Thailand Professional and Highly Skilled Professional, are based on salary (USD 80,000 a year under BOI rules), and property plays no role there.
Spouses and children under 20 can join as dependants; HLB Thailand reports that the old cap of four dependants no longer applies, so confirm with the BOI for a larger family.
Retirement visa: O-A from home, or an extension in Thailand
Non-Immigrant O-A. You apply through the Thai e-Visa portal before you travel. The Royal Thai Consulate-General in Chicago lists the usual conditions (checked September 2026): age 50 or over, THB 800,000 in the bank for the past two months or certified monthly income of at least THB 65,000, no criminal record, and health insurance with at least THB 3,000,000 or USD 100,000 of cover per policy year. Some posts word the insurance rule differently, so read your embassy's checklist.
In-country retirement extension. You enter on a Non-Immigrant O visa, then apply at your local immigration office for a one-year extension under Immigration Bureau Order 327/2557. The money test is the same: THB 800,000, THB 65,000 a month, or a mix of deposit and annual income adding up to THB 800,000. The deposit must sit in a Thai bank for two months before you apply and three months after approval, and never drop below THB 400,000 for the rest of the year. The order doesn't require health insurance, which is why many applicants over 70 choose this route. You still report your address every 90 days.
Keep this deposit separate from the purchase budget: paying for the condo from the same account can break the balance history.
The THB 3 million property extension (new since October 2025)
Immigration Bureau Orders 237/2568 and 238/2568, in force since 1 October 2025, let a foreigner who invests at least THB 3 million in Thai property ask for a stay on that basis. The main route is a freehold condo registered in your name at the Land Department. The investment is first certified by the Ministry of Tourism and Sports through an accredited operator, Thailand Longstay Management. You then get 90 days, followed by a 12-month extension that can be renewed each year for as long as you keep the property. Sell it and the permission ends. It does not allow work and doesn't lead to permanent residence.
Reports on how well it works differ: AIM Bangkok describes it as operational in 2026, while Formichella & Sritawat wrote in April 2026 that certification was not yet functioning. Before buying a unit for this purpose, ask a Thai immigration lawyer whether certificates are being issued and whether your deal qualifies.
DTV: for remote workers, not a residence route
Under the Ministry of Foreign Affairs rules as of September 2026, the Destination Thailand Visa costs THB 10,000, lasts five years and gives up to 180 days per entry, extendable once by 180 days for THB 1,900. You need THB 500,000 in savings. From 31 August 2026, applicants must apply at the Thai mission for their country of nationality or residence and attach a criminal record certificate. It is still a visitor visa, and long back-to-back stays can draw questions at the border.
Permanent residence and citizenship
None of the routes above turns into permanent residence on its own. Thai permanent residence is a separate Immigration Bureau application with a quota of about 100 people per nationality a year (as of the latest cycle, checked September 2026). You generally need three consecutive years of one-year extensions for work, business investment or marriage to a Thai. Years on a retirement extension don't count. If permanent status is the goal, Thailand is a poor fit, whatever you buy.
Tax: the part people skip
Spend 180 days or more in Thailand in a calendar year and you are a Thai tax resident. Under Revenue Department instructions Por.161/2566 and Por.162/2566, foreign income earned from 1 January 2024 onward is taxable when you bring it into Thailand; income earned before 2024 is not. A draft relief rule stalled when parliament was dissolved before the February 2026 election, so these rules still apply as of September 2026 (Forvis Mazars; checked September 2026). LTR holders in the Wealthy Pensioner, Wealthy Global Citizen and Work-from-Thailand categories are exempt from tax on remitted foreign income. Thailand Privilege and retirement visa holders are not. For a large pension, that alone can make the LTR the better deal; ask a tax adviser before choosing the visa.
Which route fits which buyer
- Retiree, 50+, modest pension: the in-country retirement extension, or the O-A to arrive with the visa already issued.
- Retiree with USD 40,000 to 80,000 of passive income, buying for USD 250,000 or more: the LTR Wealthy Pensioner route.
- Under 50, no Thai job, wants years of stay without paperwork: Thailand Privilege.
- Remote worker: the DTV, or the LTR Work-from-Thailand track if the employer passes the BOI test.
- Buyer of a condo worth THB 3 million or more: the property extension, once a lawyer confirms certification is running.
What to do next
Pick the visa before you sign the reservation agreement, because the LTR asset test, the THB 3 million extension and the retirement deposit rules all affect how you pay for the property. Recheck the requirements on the BOI's LTR site, the Thailand Privilege site or your embassy's e-Visa page, since they change often. For the purchase itself, our guide to buying property in Thailand covers the 49% quota, leaseholds and transfer costs, and cost of living in Thailand helps size the monthly budget. HomeNSearch currently lists 116 properties in Thailand, from USD 50,015 (September 2026); browse them on the Thailand page.
FAQ
How much is the 20-year Thailand Elite visa?
The 20-year tier is now called Reserve. It costs THB 5,000,000 and is sold by invitation only (Thailand Privilege Card Co., September 2026).
Is the Thailand golden visa different for Indian citizens?
No. Thailand Privilege, the LTR and the retirement visa have the same conditions whatever your passport. Nationality matters for visa-free entry, which Thailand reorganised on 15 September 2026, and for which embassy handles your e-Visa.
Can a UK citizen move to Thailand permanently?
You can live there long term by renewing a retirement extension every year or by holding an LTR or Thailand Privilege visa. Permanent residence is possible only through the quota system, and not on the basis of retirement.
Can you live in Thailand on a UK State Pension?
The full new State Pension for 2026/27 is £241.30 a week (GOV.UK), which at recent exchange rates is below the THB 65,000 monthly income test. Most UK pensioners top it up with savings, using the combined deposit-and-income method to reach THB 800,000 a year. The UK also freezes the State Pension for people living in Thailand, so it won't rise with the annual uprating.
Which country has the easiest golden visa?
If you want the purchase itself to qualify, the UAE is the most direct: a property worth at least AED 2 million can support a 10-year Golden Visa (UAE government portal, checked September 2026). Our guides to the Dubai golden visa, Greece and Portugal show how they compare.
